About Owner Listing Services

Owner Listing Services is a software-enabled education and marketing company for FSBO sellers, with a 24/7 AI seller assistant. We give Tennessee homeowners who want to sell by owner the two things the traditional path never offered them: the knowledge to make every decision confidently, and professional marketing that presents their home at its best. Learn Before You Sell - then sell it yourself, with our education and marketing behind you.

What We Do

Learn: The 100 Decisions of Selling Your Home

Selling a home is roughly one hundred decisions: pricing strategy, preparation, photography, listing presentation, showings, offers, negotiations, contracts, inspections, appraisals, and closing. Our 100 Decisions framework walks you through each one before you have to make it, so nothing in your sale is a guess. This is the Learn Before You Sell approach - education first, decisions second.

Market: The Collective

The Collective is our professional property-marketing platform. Your home gets a polished, fully built-out property page - the kind of presentation that makes a FSBO listing look like anything but a shortcut. Your home, presented professionally, marketed to buyers browsing Tennessee homes.

Consult: Seller Consultations

One-on-one guidance from people who understand the FSBO path. Bring your questions about pricing, preparation, marketing, or the sale process and get straight answers. Consultations are available at our published hourly rate - check the Pricing page for current pricing.

The OLS 24/7 Guide

Selling your home means making about a hundred decisions. The 24/7 Guide is an always-on AI assistant built on our 100 Decisions framework - ask it anything, any time, and learn before you sell. When you're ready for a human, it hands you straight to Wade.

What We Are Not

Clarity matters, so here's the plain version:

The same closing process as an agent-listed sale

Going FSBO doesn't have to mean going without protection. When you sell by owner, your sale can close the same way any other home sale does. Your closing attorney handles the contracts, and a title company or your attorney handles the title work and the closing. Legal protection doesn't require a listing agent. It requires a good attorney.

What you skip is the listing agent and the listing agent's commission. Without a listing agent, no agent is working for you, which is why your own closing attorney matters.

OLS doesn't replace your attorney or title company, and OLS is not a brokerage or a law firm. We teach you when sellers usually bring them in, and we strongly recommend hiring your closing attorney before your home receives offers. If you want names, we can refer you.

How It Works: The Founding Rollout

Owner Listing Services is in active operations across Tennessee. We're growing deliberately: founding sellers are admitted one property at a time, so every seller gets our full attention while we refine the platform. During this founding period, company service fees are waived - you only cover direct or third-party costs tied to your own sale.

Wade Blaylock, Founder of Owner Listing Services

Who's Behind It

Owner Listing Services was founded by Walter Wade Blaylock in Murfreesboro, Tennessee. After years in hands-on home services, Wade saw the same gap from both sides of the transaction: homeowners either handed over thousands in commissions or went it alone with no support. OLS is the third option he couldn't find - built for sellers who want to keep control without going it alone.

A Note on Concept Properties

Some pages on The Collective are concept showcases - storybook-style demonstrations of our presentation capabilities, not homes for sale and not evidence of completed sales. They're labeled as concepts wherever they appear. Real seller listings are always marked as such.

Common Questions

Is Owner Listing Services a real estate agent or brokerage?

No. We're an education and marketing company. No agents, no brokerage, no MLS.

What does it cost?

During our founding rollout, company service fees are waived for admitted sellers - you cover only direct or third-party costs for your sale. Consultations are billed at our published hourly rate.

Do you operate outside Tennessee?

Not today. Tennessee only.

I'm already working with an agent. Is OLS for me?

OLS is built for homeowners selling by owner. If you have an agent, you're on a different path - and that's fine.

Is MLS entry included?

No. Owner Listing Services does not use the MLS and is not a brokerage. If MLS exposure is important to you, that's a flat-fee MLS service. It's a different product from what we do, and we can refer you to one.

What is included in the base package?

Our Residential Essentials package ($349 setup + $199/month) includes your Collective property page with a buyer inquiry system, the OLS Seller Guide and 100 Decisions framework, an onboarding and property setup session, standard email support, and core targeted marketing. Land packages start at $349 setup + $169/month. Every plan starts with a two-month minimum, then you can cancel anytime with no penalty.

Where will my home be displayed?

On ownerlistingservices.com, on your home's own property page with a shareable link, through Facebook and Instagram promotion, through digital advertising where your plan includes it, and through physical marketing like yard signs with QR codes. The exact mix depends on your service plan - a channel being mentioned on our site doesn't mean it's automatically part of every plan.

What marketing deliverables will I receive?

Every seller gets a professionally built Collective property page and listing copy. Yard signs with QR codes linking to your property page are available for $179 one-time (printing, stand, and stakes included). Professional photography and video can be added ($150–500; drone $250–500; steady-cam or virtual tour $150–400), as can photo editing and virtual staging ($100–300). Other promotion - social content, email, print - is scoped to your plan.

Are there extra fees?

Beyond your plan, the published add-ons are consulting hours ($150–300/hour), an Extra Marketing Allowance ($100–500/month), the yard sign, and photography services listed above. There is no cancellation penalty after your first two months. We take nothing at closing. No commission comes out of your sale price.

Will OLS refer me to a broker, title company, attorney, or lender?

Yes, if you want one. Every plan includes our professional referral network of closing attorneys, title companies, and lenders. If you want MLS exposure, we can also refer you to a flat-fee MLS service, which is a licensed broker you hire and pay yourself. You choose your own professionals and work with them directly, and using anyone we name is entirely your call. We don't represent buyers or sellers, and there is no broker behind the scenes. We don't guarantee any professional's work, so check them out for yourself too. OLS is not paid by anyone we refer you to.

Will OLS provide Tennessee disclosure forms?

No. We provide education, not legal documents or legal advice. Disclosures, contracts, and everything legal belong to your closing attorney - that's a boundary we don't cross.

Does OLS have customer reviews?

Not yet - and we won't invent any. We're in our founding rollout, working one-on-one with our first sellers, and our case studies will be published with their permission as those sales complete.
